Introduction to Agency
In the state of Maryland, Brokers, and Realtors acting on their behalf, may represent buyers and sellers. For any one transaction, however, a Realtor may only represent one side, i.e. either the buyer or the seller.
Further, in order to place an offer on any property, if you use a Realtor to assist you (and you really should, because it doesn't cost you a dime to be represented), you will need to sign a Buyer Broker Agreement. Without having entered into this Agreement in writing, a Realtor cannot legally offer a sales contract to a Seller on your behalf.
So the bottom line is this: If you're a serious Buyer, you need to engage the professional services of a Broker, in writing, to assist you as your Buyers Agent in the home buying process by executing a Buyer Broker Agreement.
My services as your Exclusive Buyers Agent
1. I will represent you and only you. 100% of my fiduciary duty will be to no one else. In other words, I will be working at your side, advising you every step of the way through your real estate purchase. My personal goal is to ensure that the process runs smoothly for you -- from identifying and coordinating visits to see potential homes all the way through settlement.
2. After your contract has been accepted by the Seller, I will assist you by scheduling termite, home and radon inspections, using the contractors you choose, and I will personally meet with the inspectors in the field in order to convey pertinent information to you in a timely manner.
3. I will work with your lenders and your title company to ensure that established timelines are met and that scheduled settlement dates occur as planned.
